Following on from the success of Bradley Park, PMW Property purchased a 70,000 sq ft unit on Bramble Way on the Clover Nook Industrial Estate.   The Clover Nook Industrial Estate is a popular location for a number of large companies and the site sits opposite the Slimming World HQ.  The site itself is just seconds off the main Derby bound A38 dual carriageway which provides quick access to J28 of the M1 which is literally only minutes’ drive away.

 

The site was renamed West 28 due to its close proximity to J28 of the M1 and was split in to four smaller units ranging from 7500 sq ft to 40,000 sq ft.   The unit had been vacant for a number of years and was in need of a substantial level of refurbishment work to bring it to a suitable standard for letting and/or onward sale purposes.  Work undertaken included the excavation of earth to the rear to provide a yard area, installation of new windows throughout the offices, the removal of internal concrete structures, the removal of a concrete ramp area and subsequent building up of an area to allow for the unit to be separated, the construction of a new toilet blocks to serve the individual units, new cladding and installation of new roller shutter doors.

 

We had a number of short term storage enquiries from a number of businesses in the area which we were able to accommodate whilst refurbishment work was being undertaken and then PMW were delighted in 2015 when Guilford Europe (part of the Lear Corporation) expressed an interest in occupying the site in its entirety to add to their other site close by on the Cotes Park Industrial Estate.  The deal was successfully concluded by Sean Bremner from Lambert Smith Hampton and Guilford’s moved in to the unit in early 2016.
