The industrial estate is a popular location for a number of companies with the site sitting opposite the headquarters of Slimming World. West 28 itself is just seconds off the main Derby bound A38 dual carriageway which provides access within minutes to J28 of the M1, hence the site name of West 28.
The site had been vacant for a number of years and was in need of a substantial level of refurbishment work to bring it to a suitable standard for letting or onward sale. Work undertaken included the excavation of earth to the rear to provide a larger yard area, installation of new windows throughout the offices, the removal of internal concrete structures, the removal of a concrete ramp area and subsequent raising of an area to allows for the unit to be separated, construction of new toilet blocks to serve individual units, new cladding and new roller shutter doors. The unit was separated into smaller size units ranging from 7500 sq ft to 40,000 sq ft.
